Ivelina Mihaleva: Creating contemporary luxury developments that retain and increase their value

Ivelina Mihaleva and her construction company, VANP Invest, have been honored with the prestigious 2024 Golden Luxe Award for luxury construction!

One of your successful business ventures is the construction-investment company VANP Invest, which you founded. What are the biggest challenges you face in managing a company in such a dynamic sector?

For me, challenges are something positive. They create opportunities to showcase potential and demonstrate character. I believe that people have the power to constantly evolve, create, and grow. When you have strong motivation, challenges become just part of the process. 

One of our key focuses is meeting the growing demands of our clients, who are becoming increasingly discerning about design, functionality, and energy efficiency. That is why we work with the highest-quality materials, always striving for long-term solutions. 

When it comes to Sofia, one of the main challenges is the limited space available for construction in developing areas. Our projects stand out with excellent locations, great connectivity, and premium execution.

 

VANP Invest won the Golden Luxe Awards – the Golden Key for Luxury Construction 2024. What does this recognition mean to you?

For me and my team, this is an incredible honor. This award embodies the dedication and systematic efforts we invest to maintain high standards in construction, design, and comfort—all with the goal of achieving complete client satisfaction. I am grateful that our work has been recognized. The professionalism of our team and the partners we work with is one of the things that motivate me, and I am delighted that together we are achieving success that reflects our vision for excellence in luxury construction in Bulgaria.

 

Tell us more about VANP Invest. How is the company evolving?

At VANP Invest, we believe in measured growth and a strategic approach, guided by long-term planning and sustainable development. We strive to create quality. That’s why we focus on high-end construction, ensuring that the value our clients receive is preserved and even increases over time.

 

The company was established with an investment-oriented approach, but we maintain a controlled and conservative strategy when it comes to investments. We prioritize meticulous planning and execution while avoiding risky decisions, as stability is our priority. Thanks to this approach, we have maintained steady growth over the years, without drastic fluctuations, as we prefer a measured expansion.

 

We are independent of external financing sources such as banks, investors, or advance client payments. This provides us with flexibility in decision-making and greater control over our projects. To this day, sales of the properties we develop only begin after obtaining Act 15, and often even after Act 16. This speaks volumes about our strategic approach.

 

What are the current trends in luxury construction, and what innovations are you incorporating into your projects?

Global trends are also influencing the market here. There is increasing emphasis on the use of natural materials, as well as the integration of energy-efficient systems and smart technologies. The concept of open spaces, minimalist elegance, and the inclusion of wellness and emotional comfort elements remains highly relevant. This holistic approach adds not only material and aesthetic value to luxury developments but also incorporates aspects of physical, emotional, and environmental well-being. That’s why we create spaces that offer a sense of harmony and tranquility, alongside all the other premium features.

   

The driving force behind our work is meeting our clients’ expectations. In luxury construction, the range of requirements is exceptionally broad. For us, ultimate luxury lies in the details—often unseen but vital. These include high-quality soundproofing, integrated heating systems, stainless steel plumbing, air purification systems, and impeccably executed common areas.

 

What are the most successful projects of VANP Invest?

All of our projects are initiated with clear ideas and goals, so I can confidently say that every completed project has been successful because it has achieved our objectives. At this moment, all properties we have built are either sold or leased.

 

I would particularly like to highlight one of our latest projects, which is in its final phase. This is the premium residential building Monterra, located at 136 Cherni Vrah Blvd. The area is rapidly developing, but amidst the visual noise, Monterra’s design will create a sense of coziness, security, and aristocratic elegance. Thanks to its location near a future metro station, the building will have a unified design from all sides, with no hidden back façade. This will give it a carefully crafted, cohesive aesthetic. We have paid attention to many important details.

 

Do you plan for VANP Invest to expand internationally?

For now, we believe there is still much to offer here in Bulgaria. However, we have never set limits on our ambitions, so the time will certainly come when we look beyond the country’s borders.
